Condensing Boilers
If you need to replace your boiler you are now required by law to install a condensing boiler. It is strongly recommended that condensing boilers are installed close to the kitchen or bathroom down pipe, rather than at the far end of your flat. Condensing boilers need a drain pipe that feeds directly onto the down pipes - if the boiler is a long way from the down pipe this will mean having pipes running around your flat from the boiler to the drain. Unfortunately the pipe for the condensate cannot come out from the side wall of the blocks as this requires running a pipe all of the way down the external wall and into the nearest drain. This type of external work will not be approved as it detracts from the appearance of the buildings. Insurance claims
Buildings insurance for The Priory is taken out in the name of the Residents Society and residents pay their share of the premium as part of the monthly maintenance charge. If you need to make a claim under the buildings insurance policy, please contact a member of the committee as soon as possible. The committee will be able to give you the contact details of the Society's insurance broker, so that you can make your claim to the insurers. Please note that residents are responsible for making their own claims and for paying the excess (usually £200) on their claim. Due to high-value claims having been made for water damage (following the burst water main), the excess for claims due to escape of water has increased to £1,500. We are advised that escape of water damage includes "escape of water from any tank apparatus, pipe or sprinkler installation", and that overflowing baths, basins and similar would be interpreted as "Accidental Damage", for which the excess remains £200. Residents are advised to turn off their water supply if leaving their home unoccupied for any length of time.
Flat sales
If you are selling your flat, please get in touch with the Secretary of the Society to let them know as soon as possible. Your solicitor/conveyancer and the purchaser's solicitor/conveyancer will need to liaise with Michelle Pinnington of Grant Saw Solicitors (tel: 020 8858 6971) regarding replies to enquiries of the Freeholder (the Society). Please note that a free of £300 is payable to Grant Saw by the seller. It would also be very helpful if you could let us know when the sale of your flat has completed, so that the committee can deliver a welcome letter to the new resident, which includes important information about living in the Priory and details of how to set up a standing order for the maintenance charge.
